A real estate syndication is a group investment, managed by the GPs, general partners. The LPs, limited partners, invest their money, and generally have little to no control over operations. When things go well, syndicating can be an effective way for investors to pool their financial and intellectual resources in order to acquire properties and projects that are much bigger than they could afford or manage on their own. When things go bad, the LP’s investment is at risk.
