Every real estate investor is aware that investing can pose a risk to their personal wealth and investments but understanding that risk is key developing a plan. In this section, you will learn the various threats and legal trends that put you and your investments and assets at risk.

10:15am – 11:15am: Risk Analyzer

Creating an asset protection plan begins with understanding what you have and how it can be protected. In this section, we will breakdown your assets into various quadrants and explain where the risk lies and how we can protect against it.

11:30am – 12:30pm: Investment Property Risk Reduction

Privacy protection is a smoke screen and does nothing to protect you in a lawsuit. Protection is derived from selecting the appropriate entity with 2 levels of protection. In this section, you will learn the following:

  • Inside and outside protections and which entities provide one, both or none
  • The differences between state laws when it comes to asset protection
  • Where to set up your LLC for maximum protection

1:45pm – 2:30pm: An Update from Our Jacksonville Affiliate

As of January 2017, the median price of 3 bedroom single family homes in the Jacksonville metro area was $154,000. However, in some neighborhoods it’s still possible to purchase fully renovated R.E.A.L. turnkey property for under $125,000 – AND rent them for about 1% of the purchase price.

  • Since 2012, 3 bedroom homes in JAX have appreciated at a median rate of 6.77%. This is a 1.55% higher rate than the national average of 5.22%.
  • Since 2012, the median rent for a 3 bedroom home in JAX increased at a yearly rate of 2.37%. This is only slightly below the national average of 2.67%.
  • Between 2010 and 2015, the population in Jacksonville grew at a median yearly rate of 1.50%. This is more than twice the national average 0.77%.
  • Jacksonville is also experiencing job growth at a higher rate than the national average. Between December 2015 and December 2016, the population in JAX grew by a median 3.02% vs. 2.31% nationwide.
