This fund focuses on acquiring single family and small multifamily properties that are under managed or cosmetically dated but structurally sound. By implementing a systematic light renovation program of $5,000 to $10,000 per property with 30 day completion timelines, we can capture immediate rent premiums without the extended timelines or risks associated with heavy construction. Renovations focus on high impact improvements including flooring, paint, fixtures, landscaping, and energy efficiency upgrades. This streamlined approach allows for rapid stabilization and cash flow generation while maintaining conservative cost controls.

Our portfolio will be concentrated in the Dallas Fort Worth metropolitan area and Southern Oklahoma border markets, where our operating partner North Texas Res has over 16 years of hands on property management experience and deep local relationships. This geographic focus provides operational efficiencies through bulk purchasing, centralized management, and intimate knowledge of submarket dynamics. The Manager targets multiple submarkets within the region to reduce concentration risk while maintaining the operational advantages of geographic proximity.
