When we refer a member to a property team and that member chooses to purchase an investment through them, we receive a predetermined broker-to-broker referral fee from the proceeds of the sale. We never mark up the cost of properties sold by turnkey property teams in our network, and we never will. This business model allows us to continue providing valuable resources at no cost to our members.

Group Investments / Real Estate Syndications
A real estate syndication is a collaborative investment model where multiple investors pool their capital to acquire and manage larger real estate properties or projects. In a real estate syndication, investors collectively own a share of a property managed by a professional sponsor or syndicator, who handles all aspects of the investment, including acquisition, management, and eventual sale. This contrasts with direct ownership, where an individual investor is solely responsible for all property management duties and decisions.

The minimum investment for our syndication projects varies depending on the specific deal. Generally, minimums start at $50,000. Detailed information is provided in each offering’s PPM.
Many of our syndication opportunities are open to accredited investors, as defined by the Securities and Exchange Commission (SEC). However, certain offerings may be available to non-accredited investors. Eligibility requirements are specified in each investment’s offering materials.
Accredited means you have one or more of the following: Income of $200K or more for an individual or $300K for a couple for each of the last two years, or a net worth over $1M excluding your primary residence. Syndication investments are generally medium to long-term commitments, with holding periods typically ranging from 3 to 7 years, depending on the project’s business plan and market conditions.
Returns are often structured with a preferred return to investors, meaning they receive a specified return on their investment before the sponsor shares in the profits. After the preferred return, additional profits are distributed according to a predetermined split between investors and the sponsor.
Fees can include acquisition fees, asset management fees, and disposition fees, among others. All fees are detailed in the Private Placement Memorandum (PPM) provided for each investment opportunity.
