Indianapolis is one of the top-ranked buyer-friendly markets in the country for 2026, and the data backs it up. Nearly half of Indianapolis residents are renters, creating consistent built-in demand, and the city’s occupancy rate runs around 91%. Cap rates range from 6.5% to 8%+, and rent growth is running 4–5% annually, all while entry prices remain well below national averages.
